Is it really “Passive” Income?


I’ve been asked on several occassions whether or not being a Landlord and collecting rent, really means that I’m collecting passive income. For this chat, we’ll define “passive income” as meaning hands off, easy, steady, predictable, without much involvement on one’s behalf. When asked this question, I always pause before I respond. And during that pregnant pause, as if trying to convince me that I’ve made a huge mistake investing in real estate over the last 22 years, I often times get an aggressive, assertive “Cause I mean, don’t you worry about the tenants not paying rent, damaging your home or bothering you all the time?” To that, I pause a little longer, do a bit of a side nod, shrug my shoulders and reply, “meh, those things don’t concern me”. And that’s when they pause, look and listen. People often run from what they desire most. They shy away from what they don’t understand and fear. They tear down what they wish someone would build up in them. They cast doubt upon that which they have little knowledge. They can’t be blamed. We’ve been taught to fear the unknown, right? Does this sound like someone you know? Skills that can be self taught by searching the archives of valuable information on the internet, joining investor platforms or reading hundreds of books. I’m a fan of all of the above approaches. However, the one vehicle I wish I had available to me when I first started my investment journey, is ME. A Coach. A Mentor. Someone to not only share thier experiences with me, but also walk me through step by step how I could duplicate what they’d done. Someone who could connect me with everyone that I’d need to know, to ensure that I was making solid, sound investment decisions – Contractors, Lenders, Realtors, Hard Money Lenders, Title Companies, Attorneys, and a Network of other investors throughout the Country. Someone who’d remain a Mentor throughout my journey who I could bounce investment ideas off of, run numbers by, celebrate wins with and listen to me wine about a clogged pipe or a roof leak. In sum, I needed someone who could help to alleviate my fear, by teaching me, the unknown. I wish I had a Mentor and that’s why I became a Mentor; because I know what you need to know.
